Looks to me like you need to find a lease with people that think like you. You should not have to put up with people like that when you are trying to enjoy yourself and manage the deer so that the hunting gets better with time. That is one reason I never got on a lease. I bought the land I hunt on, it is only 40 acres, but in less than 2 hunting seasons, and we have taken one 6 point, 2 7 points, this 8 point, and 3 mature does. I see lots of 1.5 year old 6 points and I know that there are atleast 3 six month old button bucks on my property. Not to mention all the hogs that we have here, in the 1.5 years I have been here I think we have killed 9 hogs. We can still find land for around 2000 an acre around hear. And it is a great investment, you can always turn around and sell it if you want.
Haha must be nice, land around my house got up to 100k an acre during the housing boom. I'm moving to Tx! You guys have way bigger deer too.

Texas is great, we just moved here from south east Louisiana last year, to give you an idea we bought a small house, on 40 acres for less than 130k. We are in a excellent school district and pay no income tax, and my property tax is less than 400 bucks a year (because I have a pine plantation exemption). Not to mention my car and house insurance dropped dramatically.

Yes I thought he was wider than 13.5 also. I had to crop this pic to get it under the 490kb limit, that is why it looks funny. I got it in the freezer until after hunting season so I can decide whether or not to get it mounted. The guys in the club that border my property shot two 4.5 year old nine points last weekend, can't wait until all the acorns are gone off of their propety. I am the only one around here that has any real food plots, so as soon as the acorns are gone they will be back more on my property. The same thing happened last year when all the acorns fell. My property was clear cut 6 years ago, so I don't have barley any older oaks.

I know 40acres isn't huge but as long as the deer have food they won't travel to far. Bucks will always move in to where the doe's live. One of my contractors has 40acres in GA. It's all hard woods and he has a 5 acre food plot he keeps up all year. The deer stay on his property all year long. He see's the same ones year after year and he even names them.

This is really my first year here with any food sources, but I do have the only real water source for atleast a mile. The neighbors property has dry creeks, and if there is enough rain then they have water. The brush is real thick throughout my property, really too thick to hunt, except where I made the food plots. I think in a few years the hunting on my property will get real good. Just got to manage the deer and like you said keep lots of food all year for them.

We took him to Riverside to have some sausage made up and the game warden there took a picture of him to send to the office to show the progress of the game management. We are surrounded by Davy Crockett National forest land and have a good source of deer. Our food plots get better every year and we see a lot of deer every hunt. It is hard for me to watch some nice bucks go by that is under 13 inches but I think the quality will definately improve as the years go by. Come by sometime and I will show you around.

Helo Thick brush is excellent If you have water, thick brush for bedding and food the deer won't go far, at least the doe's won't and if you have does the bucks are soon to follow.
If your planting in the thick stuff try and cut some narrow trails starting at the plots out in to the thick brush. You can make them straight or curvy. The deer will use them to walk to and from your plots. if you mow them twice a year and stay off of them they will become deer highways.
One of my Doe stands that I set up last year is right on a nice 1/2 acre plot and the deer use to come in from the back side. Durring the summer the land owner cut a logging road in about 30 yards to the right of my plot. The deer walk the logging out to the main road then walk in to the plot right in front of me. The don't use the thick cover anymore, weird yes I know but it's true. So far this year there has been 4 kids that have taken their first deer from my stand, all were with in 30 yards of the stand at the start of the plot on road.

I'm seriousely considering.
What do you do for a living? You can still find decent land for 2k an acre, or you can get some land out in deep west Texas for a lot less than that. But it won't have any water or electricity. I moved here just over a year ago, and I am so glad I did. We paid around 2k an acre for our land and we have a pond that is about an acre, nice creek, a great water well (no city water), and no neighbors for 3 miles.

A co-worker said, "back in Texas, this kind of work is everywhere and pays close to $100k a year. The living expense is also very cheap, including homes and property". That alone, makes me want to move to Texas.

There is no income tax in Texas, also I have a pine plantation on my property, so my property taxes are real cheap. I pay less than 400 bucks a year for all my property taxes on my house, and 40 acres together. I have a well, so no water bill, the only bill like that I have is electricity. The insurance is also alot cheaper than Louisiana. My car insurance and home insurance is alot cheaper.
