Lightbulb house or titan?

hi ive been looking foward to buying a 05 titan for months now. ive just been waiting for the rear window option to come out. but as always i started thinking! i was going to throw done 20 grand on a titan but started thinking i could put it down on my mothers house. my mom is a realistate agent and has a couple houses. she is willing to let me take over her loan and add my name to the house.the cool thing is my property tax would stay the same and we were living in the house for like 4 years. the thing is im only 21 and i would need to find some renters. the house is a 3 bedroom, 2 full baths, nice size living room, small kitchen, 2 car garage, with a nice front and back yard. the house is located in a court so there is no through traffic. im very excited about trying to get this house but for some reason im not,but i want to. im living at home right now and i have it all but then on the other hand i could have my own house and buy the titan once i refinance in a year or two. i know its not a hard decision but im kind of scared of all the small things that i dont think about kicking my ***. sorry its so long but i was at work today and started thinking of a better way to invest my money. any thoughts may help me make the right choice. thanks for your time and your 2 cents

im not looking for renters i was just implying that i would if bought it.
oh yeah and im in san jose california so i know i would make a killing in it if i ever sold it. IN a LLOOOONNGGGG time.

I would go for the house. There is always time for a vehicle at a later date.
That is sweet deal to be able to get a house at your age.

Hey, thats an easy one ... you can always sleep in a Titan w/ a bench seat or camper, but you can't drive a house Just Kidding, I would go with the house, you could end up with that for a loonnnngggg time, especiallly with the costs in San Jose. then get the Titan in a couple years with the savings and tax benefits you will probably save. Just my 2 cents though. Good Luck!!

Hey, as much as we love our vehicles, with the exception of some collector's, almost all vehicles are depreciating assets. Real estate, on the other hand, is a 'sticky' appreciating asset. Sticky, because even in bad economic times, it falls more slowly than say the stock market.

In the last downturn, real estate continued to appreciate at rates never before seen.

Buy the real estate. Unless you can Section 179 your Titan.

thanks for you input im really trying to make this happen! i know im trying because im working 13 hour days at 6 days a week so i know ill have money. i just need to see what kind of deal i can work out with my mom. thanks for understanding why i wont buy a titan right now but mark my words ILL BE BACK! loL thanks once again

Good decision dude, autos never keep value- houses do. Quick example- we just found out it is at least $15K more to build our house right now than it was when we started in November and moved in in March. I got the Titan in May- you think it has gained value- hell no, it has lost.

And home ownership looks stellar on a 21 yr old credit report. Take it from me, I'm 24, was 23 when we moved in.

Houses are about the only thing now a days that goes up in price. Maybe in a couple of years if things change and you sell it you will have made some good cash. I could never afford a house. Prices here in San Diego are just ridiculous for a house.
