Has anyone used one of the two-part epoxy flooor sealants on their garage floor? Brand recommendations?

I used the epoxy on the garage at my old house. I just bought the two part kit from Home Depot. It wasn't that bad to put down and did a great job of keeping stains off the floor. Just be careful when walking on it when it's wet. I've almost busted my rear on many occasions walking on it when it's been raining. If anything add the little flakes to help with traction.

Thumbs up

I went with the Rust-oleum 2 part product. Roughly $50 from Lowes....easy to apply, looks great and very easy to clean the floor from the mower etc... just make sure you pay attention to the contraindications such as a previously sealed floor and floor temperature requirements etc... The biggest challenge was emptying the garage!

There are additives that help with the traction.....or you could just put a little sand in with it when applying.

One thing....follow the directions on floor prep regiously......that is if you don't want to be reapplying in a couple of years...

Used the rustoleum two part product about 8 months ago as my garage is converted to a kennel for my hunting dogs. The paint is chipping in areas but looks great overall. Be careful to seal joints perhaps with elastomeric caulk- I didn't and think I'm getting moisture under the paint through the seam between the two parts of the slab. Would do it differently next time, but not sure it's the products fault. Be sure to etch and scour the floor. I would also recommend renting a high pressure washer to thoroughly clean the pores in the concrete before applying- this should assure good adhesion. There is no wear pattern from the traffic areas so I think the product is pretty good- just some chips, but not sure why.

I put down a two part epoxy after cleaning it and etching with miratic acid. I seen to have hydrostic pressure in one area and it keeps popping up. If you want to find out if you have pressure in the slab just lay a golf ball on the floor and put a plastic garbage bag over the ball. Then use duct tape to seal the bag down around the edges. Pull up the bag in 24 hrs. If there is moisture on the bag you will have problems with the epoxy. Try it in several locations.

I used the "industrial" rustoleum 2 part, 3 times now in different garages. This last time, I put in the behr silica grip powder on the 2nd coat (I bought 2 of the 89$ industrial epoxies, since it's a 2.5+ car garage).

Make sure you get a couple rollers, I recommend a strong roller stick, and the widest roller, and the wide home depot bucket. Mix for 30 minutes in this sort of weather, and roll within 2 hours of mixing (otherwise it gets really gummy as it cures in the bucket).

You MUST prep the floor well for it to stick well, a 5 parts water, 1 part muriatic acid solution will clean it pretty good, I did that AND pressure washed the concrete since in my new house, it looked nasty to begin with. Try and do it during the day, since there are so many bugs at night that just get stuck everywhere.

Don't walk on it for at LEAST 48 hours, if not more. It won't chip or crack in 24 hours, but it will pick up dirt permanently. Heavy traffic is ok after about 3-4 days, don't turn tires w/o rolling the car, it can screw it up.

Oh, and the acid wash, can create a nasty odor/chemical that burns your eyes/throat, so wear a mask and some glasses at least. Don't get it on your clothes or skin. Roll in straight lines in 1/4 sections of the garage, and work your way out the door, don't trap yourself somewhere haha . Overlap the edges so you don't see streaks, and roll multiple times over the same area. Before I forget, use a small paint brush (2"?) to outline the garage floor so you don't try and roll it ALL with your roller. You will need 2 or more rollers as they tend to gum up (or even break) pretty well, and also 2 or more applicators.
